Soar N Bounce Leases half of 1085 Old Country Road

A former big-box department store that’s been reborn as a modern industrial building has landed its first big tenant.
Soar N Bounce, an indoor trampoline and adventure park, leased 55,000 square feet at 1085 Old Country Road in Westbury, where the chain will open its first Long Island location.

Shoppers may remember that the address once hosted a two-story, 192,000-square-foot Century 21 department store, which closed at the end of 2020 after the chain filed for bankruptcy.
With Century 21 leaving, the property’s owner, Sanders Equities, embarked on a project to reimagine the site to meet Long Island’s growing demand for high-ceiling industrial space. The resulting 110,000-square-foot building earned honors as the Top Industrial Redevelopment in Nassau County in the LIBN’s 2022 Real Estate, Architecture and Engineering Awards. And now half of the new building will be occupied by Soar N Bounce.
“Sanders Equities remains focused on adding quality tenants to our existing portfolio in Long Island,” company principal Jordan Sanders told LIBN. “Leasing roughly 55,000 square feet to Soar N Bounce allows us to maintain flexibility on the balance of the building with the remaining 55,000 square feet ideal for an industrial user with its 32-foot clear ceiling height, 10 loading docks and four drive-in doors. These upgrades, along with the excess power and parking that the building provides, will allow us to stabilize the building with another quality tenant.”
The deal to bring Soar N Bounce to the Westbury building took the better part of a year to complete, according to the brokers on the deal, which included Brian Weld, Melissa Naeder and Hal Livingston of Cushman & Wakefield representing the tenant. The brokers credited attorney Andrea Curto, a partner at Forchelli Deegan Terrana, for working with the Town of North Hempstead on due diligence, along with Robert Morrisey of Mineola-based BDG Architecture, to determine which approvals will be necessary to convert the space from industrial warehouse to public assembly.
Curto will be seeking a conditional use permit from the town’s Zoning Board of Appeals and site plan approval from the town board before Soar N Bounce can build out the space.

At 55,000 square feet, this lease reflects the strength of Long Island’s retail market and the growing demand for experiential tenants,” Naeder said. “Soar N Bounce will be a dynamic addition to one of Nassau County’s most prominent retail corridors, creating a new family destination that drives activity and foot traffic for the entire area. Among the activities they will offer are trampolines, basketball, zip lines, a rock-climbing wall, arcade games, and simple food and snacks for party gatherings. We believe this will be a tremendous amenity for the community and a destination that families can enjoy together.”
Soar N Bounce has locations opened in Grandville, Mich., Temple, Pa., and Davenport, Iowa, with several others in the pipeline, according to its website. The Westbury location is expected to open sometime next year.
