Redeveloped 1137 Old Country Road Leasing Activity
TruGolf Links, an indoor golf simulation franchise, will be opening its first Long Island location later this year.
Gio Dinsay, the Long Island regional developer for TruGolf Links, leased a 4,011-square-foot space at the newly renovated retail building at 1137 Old Country Road in Westbury.
The Westbury TruGolf Links, touted as an “eatertainment” experience, will feature five golf simulators, along with food and drink service, according to a company statement.

“Bringing TruGolf Links to Westbury is incredibly exciting—not just as a flagship location, but as a new hub for the community,” Dinsay, a physical therapist, who owns and operates a chain of Within Normal Limits physical therapy clinics on Long Island, said in the statement. “Whether you’re an avid golfer, looking for a fun night out with friends, planning a family outing or a company event, our center is designed to deliver something for everyone. Westbury deserves a destination that blends immersive indoor golf, great food and drinks, and entertainment for all audiences.”
TruGolf Links is the second tenant to lease space at the Westbury retail property, following Mark Medical Care taking 3,000 square feet, according to Jordan Sanders, president of Sanders Equities, the development firm that is bringing the vacant 15,500-square-foot building on .85 acres back to life.
Sanders Equities purchased the Westbury property for $3.4 million in July 2024 following the firm’s successful conversion of the former Century 21 department store at 1085 Old Country Road nearby.
“1137 Old Country Road in Westbury is a great example of what we look for in an acquisition, an undervalued asset in a market we know well, with a clear path to creating something better,” Sanders told LIBN. “We acquired this asset at a favorable basis, unified what was a very disjointed building into a clean, attractive retail center, and the market responded immediately. We’ve already signed two leases covering roughly half the building, and we’re actively focused on filling the remaining space.”
Still available at 1137 Old Country Road is a space between 6,000 and 8,000 square feet.
Sanders is bringing another first-time Long Island attraction to the redeveloped former 192,000-square-foot big-box retail property at 1085 Old Country Road with Soar N Bounce, an indoor trampoline and adventure park that leased 55,000 square feet at the now 110,000-square-foot industrial building.
Founded in 1983, TruGolf is a publicly traded manufacturer of high-tech golf simulators and other products, including video games, hardware and an e-sports platform. The company recently began rolling out its own brick-and-mortar TruGolf Links franchised locations.
